Access: The property is approximate 80 minutes from Missoula; 35 minutes east on Interstate 90; 10 minutes on paved secondary roads, 10 minutes on improved gravel roads; 25 minute on unimproved gravel roads.
The Upper Mulkey Road is a dirt road not maintained during the winter months, so access is seasonal for passenger vehicles due to winter snowpack. The property may be accessed during the winter season by either maintaining the roads by plowing snow or by riding a snowmobile. Access with a passenger vehicle is typically from mid-May thru November.
Easements benefitting the Property will be assigned at the time of sale. Stimson will retain rights and ability to assign additional easements to benefit its remaining ownership.
Directions: From Missoula, take I-90 east to the Bearmouth Exit (Exit 138). Turn left at the off-ramp and follow the road under the highway and over the Clark Fork River. Continue on the north Frontage Road for 5.5 miles to the junction with the Bear Gulch Road. This road leads to the Garnet Ghost Town as well. Follow the Bear Gulch (County) Road approximately 5 miles, turning right on the Upper Mulkey Road. Follow the Upper Mulkey Road approximately 6.5 miles to the junction with the gated access road leading to the property located in the Southeast Quarter of Section 24 (Township 12 N., Range 14 W). This road is gated approximately ¼ mile from the junction with the Upper Mulkey Road. From the gate, follow the road approximately 1 mile to the saddle near the NW property corner. You enter the
property once you pass the Section corner of Sections 30 & 31. This is the legal access route to the property and will be assigned at the time of sale.
There is another open road to the property from Dry Mulkey Gulch with legal access as well.
Electric Power: There is no power on or near the property. This is an off-grid type property. Power is near the Frontage road approximately 10 road miles away.
Water: There is no known surface water on the property.
Water Rights: There are no known water rights associated with the property.
Terrain: The terrain is varied throughout but the majority of the topography is steep and rugged. There are a number of potential building sites in the northwest portion of the ownership.

Mineral Rights: There are two Mineral reservations on the property. The ACM (Anaconda Copper Mining) Deed covers Gvt. Lots 2-4 and the SE ¼ of the SW ¼ of the property and divides the mineral interest into two separate titles (hard-rock rights and hydrocarbons) which are owned by two different entities. Stimson does not own any interest in these mineral rights. Neither of the mineral rights are available for purchase. There is a hydrocarbon mineral reservation on the remainder of the property not owned by Stimson. However, Stimson does own the hard-rock rights on this portion of the property and will convey its mineral interest with the sale of the property.
