Access: The property is 55 minutes from Missoula; 40 minutes on pavement, 5 minutes on improved gravel roads; 10 minute on unimproved gravel roads.
The main access point to the property is at the junction of Bear Gulch Road and the Frontage Road, approximately 13 miles west of Drummond, MT and 5.5 miles east of the Bearmouth Exit (138).
The property is located approximately 3 miles from the nearest maintained public road on unimproved gravel roads. Access on these of roads is seasonal for passenger vehicles do to winter snowpack. The property may be accessed during the winter season by either maintaining the road (by plowing snow) or by riding a snowmobile. Access with a passenger vehicle is typically from May thru November.
An existing easement across BLM ownership from Bear Gulch will be assigned at the time of sale. Stimson will retain rights and ability to assign additional easements to benefit remaining Stimson ownerships if necessary.
Electric Power: There is no power on or near the property. This is an off-grid type property. Power is near the end of the paved section of the Bear Gulch road approximately 6 road miles from the property.
Water Rights: None known.
Terrain: The terrain is gentle along the ridge-top and slopes to varying degrees on the remainder of the property.
Vegetation: The property is well forested with Douglas fir in varying sizes. The majority of trees tend to be 3" – 6" diameter at breast height. The understory is primarily pinegrass and ninebark.
Covenants: There are no restriction on the use of the land.
Site Improvements: There are no approved well or septic sites on the property. There is no fencing.
Mineral Rights: There are two Mineral reservations on the property. The BN (Burlington Northern) reservation only applies to hydrocarbons (coal, oil, natural gas, etc.). Stimson owns the precious metals rights which will be conveyed with the sale of the property. The BN reservation pertains to the NW4 and the N2NE4, Section 23, T12NR14W.
